Short Term Rental of Accommodation Units

 On June 13, 2017 Breckenridge Town Council adopted an ordinance amending Breckenridge Town Code requiring those advertising Short Term Rental Units to list their Town License Number in all advertisements. Accommodation Units
The owner of an accommodation unit that is rented on a short-term basis is required to purchase an accommodation unit license. The annual fee for an accommodation unit license is based on the number of bedrooms in the unit or house as follows:

Studio Unit   

$75.00

One-Bedroom Unit 

$100.00

Two-Bedroom Unit

$125.00

Three-Bedroom Unit

$150.00

Four or more Bedroom Unit 

$175.00

The Finance Division receives information about an accommodation unit’s sale from the deed and will mail the new owner(s) an introductory letter and application form, explaining the licensing program. If the unit was previously licensed as a short-term rental unit, no fee may be required. If the unit was not previously licensed and the new owner wishes to rent the accommodation unit on a short-term basis, a license fee will be calculated based on the date of sale.

If an existing unit is not currently licensed and the owner wishes to short-term rent the unit, please complete the Accommodation Unit License Information Sheet and return it to the Finance Division office, together with the annual fee.

Single-Family Residence - Special Conditions
Short-term rental of a single-family residence is permitted once the property owner purchases an accommodation unit license. In addition, single-family residences that are rented short-term are subject to additional conditions to help maintain the residential character of the neighborhood. These special conditions are set forth in the Breckenridge Town Code 4-1-8-1 and the “Special Conditions of License” must be conspicuously posted within the residence.

Chalet Homes
If the owner of a single-family residence rents the accommodation unit on a long-term basis to a tour operator, it is the owner’s responsibility to obtain an accommodation unit license.   The owner of a proposed Chalet Home must first obtain a Class D Development Permit and approval from the Community Development Department before operating the chalet home.



Important Note:

Short-term rental of an accommodation unit is subject to Breckenridge Sales and Accommodation Tax. Owners that rent an accommodation unit through the internet are responsible for collection and remittance of all taxes due.
