Building Permits

Permits are required for all new construction, alterations, and remodels. Building Permits are a means to achieving a healthy, safe, energy efficient, and a durable built environment. As every project has unique parameters, please call us to discuss the scope of work and we can tell you if it requires a permit or not. The Town of Breckenridge and the staff of the Building Division look forward to working with you on your project.

The Town of Breckenridge Building Department only issues permits for work done within the Town of Breckenridge Town Limits.  Before starting the application process, please verify the address of your work is within the Town Limits.  The Summit County website has a search tool with information and jurisdictions for all properties.  Please click here to search your project's address, and make sure the jurisdiction listed is Breckenridge.

General Submittal Information

All permit applications are accepted only via our online access portal.  Applications are required to be complete with all requirements at the time of submittal. Plan Requirements
The Town of Breckenridge requires any project where structural work is proposed to be stamped by a Colorado Licensed Design Professional.

For projects reviewed under the Residential Building Code (IRC), the Town accepts proposed structural drawings to be stamped by a Colorado Licensed Architect or a Colorado Licensed Structural Engineer. Architectural drawings are not required to be stamped on IRC projects.

For projects to be reviewed under the International Building Code (IBC), the Town requires structural drawings to be stamped by a Colorado Licensed Structural Engineer only. Architectural drawings are required to be stamped by a Colorado Licensed Architect on IBC projects.

Digital stamps are acceptable when applicable.

The most important step in the permit process is the submittal and review of building plans. The purpose of the plans is to provide a detailed written document of the scope of your project in addition to the permit application.  Remodels and/or additions must show existing as well as proposed plans.  Plans must be detailed, legible and labeled appropriately.

Asbestos
The Town of Breckenridge follows the State of Colorado guidelines and requirements for renovation and demolition of possible asbestos containing materials (ACM).  Any renovation or demolition of possible ACM is subject to these requirements.  The complete information from the State of Colorado can be found at: http://www.colorado.gov/cdphe/asbestos.

Submittal Process
Depending on the scope of your project, there may be other entities in addition to the Building Department that need to review your plans and sign-off on them.  Common examples include Red, White & Blue Fire District and the Upper Blue Sanitation District.  The online applications detail which sign-offs are required, and when.
